Development Management
Coordinate the path from project planning to delivery: consultant teams, planning and entitlement dependencies, civil and infrastructure coordination, development budgets, cash-flow planning, schedules, and approvals. We connect the project’s business objectives with the work required to build it.
Development Advisory
Help owners evaluate scope, delivery strategies, budgets, schedules, and execution risks. We provide practical recommendations on project organization, consultant and contractor selection, contract structure, and next steps before major commitments are made.
Construction Management
Manage the owner’s construction process through contractor coordination, site observations, progress and schedule reviews, pay application analysis, change review, and quality follow-through. We coordinate designers, contractors, and operators to resolve issues and keep ownership informed.
Owner’s Representation & Project Controls
Keep ownership’s objectives at the center of the project. We maintain consolidated budgets and schedules, track decisions and risks, coordinate stakeholder and board reporting, and provide clear recommendations throughout design, procurement, construction, and closeout.
Preconstruction & Design Coordination
Develop scope, assemble consultant teams, coordinate design reviews, reconcile estimates, compare bids, and align scope with pricing and delivery requirements. We bring constructability, phasing, logistics, and long-lead procurement into the planning process.
Procurement & Logistics
Coordinate owner-purchased furniture, fixtures, equipment, and finishes. We track selections, approvals, fabrication, lead times, delivery, and installation against construction milestones and operational needs.
Capital Planning & Occupied Properties
Help owners and association boards prioritize improvements, coordinate technical evaluations, and phase work around residents, guests, and property operations. Our experience includes building envelopes, roofs, structural upgrades, mechanical, electrical and plumbing systems, and civil infrastructure—coordinated with the appropriate design professionals.
Closeout & Turnover
Track punch lists and outstanding work, coordinate closeout documents and operating manuals, and follow through on warranties and handover. We help ownership understand what is complete, what remains, and the responsibilities needed to transition into operation.
Custom Homes & Residential Consulting
Provide development advisory, construction consulting, and project management support for custom-home new construction and major residential renovations. We support project teams with technical and consultant coordination, budget and cost planning, preconstruction, schedule review, construction-administration support, and reporting. Our involvement is tailored to the engagement, working alongside owners, architects, and builders while respecting client confidentiality.
